The figures come from the official land configuration and sale rules, checked on 4 October 2026. All amounts are in-game naira. The growth and probabilities are game settings, not claims about real Lagos property returns.
Buy a plot through Phone → Invest
- Open Phone → Invest and find Buy land.
- Choose the area and plot type. Check the price, growth and possible purchase-time charge in the table above.
- Leave money for upcoming bills and, where applicable, an omo-onile charge. The purchase checks the base price; the extra charge can occur after buying.
- Select the plot to buy. Confirm the ownership notice and that the plot appears under Your land.
The official investment screen shows owned plots, current estimated values and sell controls. If the purchase reports an insufficient balance, save more before retrying. If no new plot appears, check the actual ownership state before making another purchase.
These five plots are investment assets. Buying one does not move your Sim into a new home; housing moves are handled separately through Homes. The terms also describe a paid advertising product called Sea Plots, which is separate from the five in-game land investments covered here.
What the omo-onile charge actually does
Omo-onile is a random purchase-time event, rather than a recurring weekly bill or a deduction taken only from later gains. If it triggers, the configured charge is 10% of the plot's price, rounded to the nearest ₦1,000. All listed prices yield the exact charges shown in the table.
For an Ikorodu plot, that means a possible ₦150,000 extra payment after the ₦1,500,000 purchase. Keep a buffer rather than entering with only the base price and expecting to preserve money for rent.
Banana Island has no omo-onile event configured. It still has a 5% selling fee, a large upfront cost and the slowest configured growth rate; zero levy probability does not mean instant or guaranteed cash profit.
How value grows and how much a sale returns
The configured value calculation compounds over elapsed holding time:
Estimated value = purchase price × (1 + weekly growth rate) ^ held game weeks.
A game week in the value calculation is 10,080 game minutes. Fractional weeks count: the value is not restricted to a single weekly payout. The game rounds the estimated value to whole naira.
Sale proceeds = 95% of current estimated value, rounded to whole naira.
Net gain = sale proceeds − purchase price − any omo-onile amount actually paid.
The displayed increase over the base purchase price can overstate the money you keep because it does not, by itself, account for the selling fee and your purchase-time levy. Read the sale confirmation amount before deciding.

These are derived comparison checkpoints, not a requirement to wait for a weekly tick. They identify the first whole game week when the sale would cover the included costs under unchanged configuration. Fractional-time break-even can happen earlier. They exclude other expenses and do not predict future balance changes or updates.
The levy column assumes the full configured levy was paid. If your actual balance change was different, use the actual money spent for your own calculation.
Example: Ibeju-Lekki after four game weeks
For a ₦4,000,000 plot at 4% weekly growth:
- Estimated value: ₦4,000,000 × 1.04⁴ ≈ ₦4,679,434 after rounding.
- Sale proceeds after the 5% fee: approximately ₦4,445,462.
- Without a levy: approximately ₦445,462 gain over purchase price.
- With the ₦400,000 purchase-time levy: approximately ₦45,462 gain over total cost.
This projection illustrates the fee and levy, rather than a reported four-week playtest. An immediate resale, before growth, loses roughly 5% of the base price even without a levy.

Sell and verify the result
In Invest → Your land, choose the owned plot's sell option. Read the confirmation amount, which reflects the selling fee, then confirm if you want to exit. Check that the plot is removed and the balance increases by the shown proceeds.
Land has no real-world cash-out value under the official terms. A higher in-game estimate is only useful for your game budget when the eventual sale leaves enough cash after the costs above.
